| We've had some showings and a potential buyer makes an
offer.
When a buyer makes an offer to purchase your home it is usually presented
by the buyers real estate agent to you and me as your agent.
It is prepared on a standard form and sets out the terms and conditions
which the buyers are offering to purchase your home.
It will include the purchase price, what they would like included (e.g.
fridge, stove, washer, dryer etc.), the closing date and the amount of
deposit they are giving with the offer.
The offer is often conditional on the buyer obtaining a mortgage and
sometimes on having a satisfactory home inspection and maybe even conditional
on them selling their home.
A counter offer is usually submitted, as prepared by me with your guidance,
and then negotiations take place until an agreement is reached or until
the buyer or seller decides to end negotiations.
If the offer is conditional on the slae of the buyers property, there
should be a clause in the offer, which allows you, the Seller to continue
offering your home for sale.
If a second acceptable offer is negotiated, then the first buyer must
either decide to your buy home (even if he hasn't sold his house) or forfeit
the deal.
When all the conditions in the offer have been waived and the deal is
firm, I will forward the necessary paperwork to your lawyer.
